UNPLANNED DIVERSITY MAKES A COMMUNITY
LOOK OLD
Site Analysis
An analysis of the Community indicates that there is significant unplanned diversity making the community look old and poorly maintained. The photo below is a duplex with new roofing and new steel garage doors. The roof is gray/blue on one side; brown/red on the other, and it inter-weaves at a crooked, makeshift junction. The door on the left has 32 decorative panels; the door on the right has a flat steel surface.
INCIDENCE In 2007 when the "Stop Unplanned Diversity" started, 40% of the homes had a garage door that does not match the neighboring door, a few feet away. 27% of the homes have a roof that does not match the neighbors roof. 15% have both mismatching roofs and doors. (see data).
This is not about one style being better, but rather an issue of the randomness and the compatibility of the installations. In a townhouse community like Beverly Oaks, there needs to be a high level of symmetry and harmony (coordinated diversity) for the community to look clean and well maintained.
The visual message of the above installation is of an undesirable community - do the neighbors not get along; is one home updated, the other not; does the community have financial problem; is the HOA/AIC no longer functioning?
Unplanned Roof Diversity
In 2007 there were 7 roof colors in the community ranging from gray/blue, to brown/red, to orange/brown, and to black. Our goal is to get this to one color. It may take 20 years to get there... one roof at a time.
Seventy-three percent (73%) of the homes comply, more or less, with the original architects roof color. Ash Brown (Sentinel or Royal Sovereign, GAF) is on 34 roofs, Weathered Wood on 25. These are redish, brown tabs that blend with brick. Slate is on an additional 12 roofs. These are represented above as dark brown, light brown, and green, respectively.
Twenty-two percent (22%) of the homes have Silver Lining. This is a blue and gray color, distinctly different from the above and with no complimenting Accents in the brick. These are represented below as blue.
The remaining 4% include a black roof, an orange/brown roof (Cedar), 1 home with 2 colors (Silver Lining/Slate), and 1 home that might be described as Pewter (blue/red). These are represented below as black, orange and red, respectively.
Twenty-seven percent (27%) of the homes in the community have a roof that does not match the neighbors roof that it touches (see list).

Unplanned Garage Door Diversity
There are 3 door styles employed in the community; none of the three designs are commentary to each other. The 3 styles are flat surfaced, 16 panel steel, and 32 panel steel.
The majority of the homes in the community (65%) comply with the architect's original standard "No-Panel (flat)" garage doors.
33% have "32-Panel" doors and another 2% have "16 Panel" doors. 40% of the homes in the community have a garage door that does not match the neighbors door (see list).
